Change is coming to Atlantic Beach. In Spring 2026, One Ocean Resort and Spa will complete its transformation into into Dune House Hotel & Spa, a soulful boutique destination where the ocean meets elevated hospitality.
Dune House is being created to be more than a hotel. It will be a place to gather, recharge, and connect, shaped by the beauty of the shoreline and the spirit of the local community.
Sage Studio, our in-house design and creative team, is leading the vision for this reintroduction. In collaboration with New York’s Islyn Studio, they are crafting interiors and experiences that balance sophistication with ease, creating spaces where design, food, and service reflect the rhythm of the coast.
Guests will find 193 refreshed rooms and suites, all-new dining concepts from Sage Restaurant Concepts, a revitalized spa, and vibrant gathering places from the pool deck to the shoreline. Every element is designed with intention, inspired by the ocean’s energy and the culture of Atlantic Beach.

The reimagining of this iconic property is being brought to life in partnership with Corner Lot, Aspect Real Estate Group, and Kelco Management and Development, with Sage Investments and Sage Hospitality Group overseeing operations.
While the transformation takes shape, One Ocean will remain open with refreshed dining and services to keep the spirit of the beach alive.
